R. Benson was instructed on a JCT Measured Term Contract to carry out void and repairs works for Notting Hill Genesis following the termination of their term contractor due to performance issues. Following the successful completion of the initial 12 month contract R. Benson was awarded a further 12 month contract in March 2020. The original contract included voids and repairs for their housing stock in North London, this has now been extended to include East London, Hertfordshire, Bedfordshire and Essex due to the excellent level of service provided.
Void refurbishment typically includes:
- Kitchens & Bathroom Replacement
- Disabled adaptations
- Painting and decorating
- Replacing flooring
- Windows and Doors Replacement
- Non-structural changes to building configuration
- Electrical testing, remedials and rewires
- Central heating and boiler replacement
The initial one year contract successfully delivered void and repairs work across housing stock across North London. The housing stock included a mixture of traditional family homes, low, mid and high rise properties. The extension of the contract and addition of works to properties across the home counties have increased the original contract value from £700k per annum to approx. £1.2m per annum. Average turnaround times for major voids are 10 days and minor voids 1 – 5 days.
Void handovers were regularly delayed due to issues with debt on gas and electrical meters. In consultation with NHG, we implemented a new procedure where we would contact the utility suppliers regarding the debts and register new card keys to the void properties. This greatly reduced void turnaround times which had previously been delayed by up to seven weeks.
