Following a competitive tender process with London Borough of Brent we were awarded the contract to refurbish a six bedroom detached residential property to be used as a residential care home to accommodate four young people and two members of staff. Works began in October 2024 and the complete internal and external refurbishment works carried out included:
- Internal adaptions to suit new layout/use, including new staff room and staff bathroom, server room, dividing wall installation to existing front room to create a snug area and rear lounge area
- Complete refurbishment including kitchen and bathroom replacement
- Design and erection of suitable high-level design scaffold to the main building and incorporating beam work to minimise scaffold encroaching on neighbouring property
- Landscaping works including installation of street furniture, glazed balustrade, canopies, bike store, turf to rear lawn, concrete slab for bike shed, set aside and relay granite pathway to new design, trimming of trees
- Full electrical rewire, Installation of L1 Fire Detection System, CCTV system, video access control to front entrance door, nurse call system, intruder alarm, boiler replacement, adjustments to heating system, EV charger install to the front
In addition to the above, we also delivered the following PAS2030 energy efficiency measures, carried out under the PAS2035 standard:
- Flat Roof Insulation – Bauder Flat Roof System installed as part of the complete re-roof works
- MVHR – Single room heat recovery system installed to wet rooms
- Lighting Fittings, Systems and Controls – LED lighting system and occupancy sensor upgrade installed throughout the property
- Water Efficient Taps and Showers – Water Efficient taps installed to all wet rooms
Social Value:
We worked with LB Brent throughout the contract to deliver a range of Social Value activities, including purchasing furniture for the care home, and presenting a careers fair at a local school and the donation of Currys PC World vouchers with a value of £7,500 to support their enterprise scheme.
