R. Benson is successfully delivering over 1,000 void refurbishment projects per annum for social and private landlords across London and the South East. Using our directly employed skilled multi-trades teams we quickly return refurbished, defect-free, properties to our partners. We help our partners to minimise ‘key to key’ turnaround times returning homes quickly and reducing lost rental income.

Using our team of directly employed, qualified tradespeople enables us to provide flexibility to our clients and ensures a demonstrable high-quality void refurbishment service. Our directly employed tradespeople include; NICEIC electricians, Gas Safe registered plumbers, painters, and decorators, carpenters, plasterers, roofers, flooring specialists, tilers, and groundworkers.

Typical void refurbishment contracts fall into two categories, minor and major void refurbishment and both ensure properties are brought up to a ‘minimum lettable standard’ before being relet. Minor voids are typically returned with 1 to 15 days and involve clearance, cleaning, light refurbishment works, damp and mould treatment and safety checks. Major voids are returned in 15 to 25 days and can include structural work, complete internal refurbishments, rewiring, and external upgrades.

Typical void refurbishment works include:

  • Property and Garden Clearance
  • Pest control
  • Gas and Electrical Safety Inspections
  • Painting and Decorating
  • Tiling and Flooring
  • Replacing kitchens and bathrooms
  • Replacing boilers and/or heating systems
  • Electrical upgrades and rewires
  • Replacing windows and doors
  • Roofing and brickwork repairs
  • Damp and Mould Treatment
  • Structural alterations
  • Delivery of adaptation works

Our experienced multi-trade voids teams have robust procedures in place to ensure properties are returned with zero defects and within agreed turnaround times. This ensures our clients can confidently release properties to new residents on the agreed dates.

We work with each client to create bespoke specifications for their housing stock. Our dedicated procurement department works with suppliers to negotiate competitive pricing based on individual requirements.
