Project Overview

R. Benson was selected as the Principal Contractor for extensive roof replacement and high level repairs work at Telferscot Primary School following a competitive tender process. Telferscot Primary School was originally built in 1904 with additional buildings being added post WWII. The original roof had never been fully replaced and although many repairs had been made over the years the overall condition of the roof was poor.

In summary, the external works included:

  • Complete roof renewal to pitched roofs using man made Eternit tiles – approx. 300m2
  • Installation of Langley Roof Systems to flat roofs
  • Rebuilding and/or repairs to Chimney stack
  • Renewal of roof lights
  • Redecoration of all previously decorated surfaces
  • Complete refurbishment of historic weathervane

Over the last 25 years R.Benson have developed a comprehensive list of pre-qualified suppliers with a proven track record of consistently delivering to high quality, and safety standards. All pre-qualified sub-contractors will have completed our robust pre-qualification questionnaire and agreed to work to the standards set by R. Benson. Choosing the right scaffolding company was particularly important for this project. The scaffolding was installed on a live school site which meant extra Health and Safety measures were required to safeguard children. The school has a number of special outdoor teaching areas that required extra protection. During the mobilisation period of the project R. Benson worked closely with the scaffolder to identify any potential difficulties and design-in solutions.

During the pre-construction phase of the project a detailed programme was developed with the School, to ensure works that had an impact on the day-to-day operation would be carried out during the summer shut down period. These works included the new roof coverings and rooflights to the school hall which required a crash deck to be erected in the school hall for the duration of the work. Works which were due for release at a later date were added to this contract as scaffold was already in place, including the replacement of the hall ceiling. By bringing forward these works the school saved on access and additional preliminary costs.

Quality

The R.Benson site management team worked with the school site supervisor to arrange access, set up a safe site compound area and manage deliveries. Each morning the site manager contacted the school site supervisor to take possession of the site and then handed the site back to the school site supervisor in the evening. All scaffolding erected in the school premises was enclosed with debris netting, and additional Monarflex scaffold sheeting at roof level. All scaffold standards at ground level were marked with hazard tape and wrapped with protective foam sleeves to safeguard staff and children moving around the school. The scaffold to all access points to the school was fanned for additional protection.
