Utopia House

Utopia House is a mixed use development situated on Willesden High Road in North West London. The four storey building houses Notting Hill Genesis’ office on the ground and first floors with residential accommodation above. As part of our three year Notting Hill Genesis Development Framework we were called to investigate leaks appearing in apartments on the top floor of Utopia House.

The initial survey highlighted a number of problems with roof, which was approximately 30 years old and in a poor state of repair. Our roofing surveyor discovered that the flat roof above the affected properties was completely saturated and needed to be removed and new boarding, insulation and flat roofing system installed. Following discussions with the client a full survey of the entire roof area was conducted and the client decided the most cost-effective course of action was a full roof replacement.

We worked with Langley Roofing systems to design a full specification for the roof replacement which included: 

  • Installation of Langley Roof Systems to flat roofs
  • Re-boarding and insulation where required
  • Complete roof renewal to pitched roofs using man made Eternit tiles
  • Removal of poorly installed mansafe system and the installation of a Free standing handrail system
  • 20 Year Guarantee – Guarantee includes independently-insured workmanship, materials and the design of the system.

 Service Delivery

To minimise the disruption to the users of the building while the roof replacement was carried out,  and to protect the general public, we worked with our scaffold company to design a solution that used the balconies on the first floor to raise the scaffold. Edge protection scaffold was installed to the main roof area. The scaffold design kept the footpaths clear for the duration of the works. Double boarding and netting were used to ensure debris did not fall onto the public highway below. A temporary roof was installed above the roof area that required new boarding and insulation, minimising the risk of further water ingress.

Due to the constrained nature of the site there was no space to site a skip or store material. All material was delivered on a ‘just in time’ basis and loaded directly to the roof area. Waste was managed using daily ‘wait and load’ vehicles that removed and sorted waste for recycling.


 All work was completed to the highest standards within the agreed programme dates. Following completion of the work Langley provided a 20 year guarantee for flat roof works and Competent Roofer Provided a 10 year guarantee for all Pitched roofing works.
