Project Overview
In 2018 R. Benson carried out the first phase of refurbishment works for Le Personne Homes, a sheltered accommodation scheme for older women in Caterham, Surrey. Following the high quality delivery of the initial phases of this long term refurbishment project, we successfully tendered to refurbish the remaining 12 self-contained flats alongside works to communal areas.
The scope of works included:
- Complete rewire
- Alterations to incoming electrical mains supply
- Installation of new fire doors throughout
- Internal structural alterations
- Installation of new kitchens
- Installation of new wet rooms
- Complete redecoration throughout including painting and new floor coverings
- Installation of low surface temperature radiators
- Installation of new fire alarm system throughout
Achieving milestones
Resident’s were moved into temporary accommodation to enable the work to take place in a one block at a time, minimising the disruption to the elderly residents for the duration of the project. The programme dates have been very tight but we have delivered each phase on schedule using our skilled direct labour teams.
The needs of the residents dictated that the temperature of each room had to be maintained at 27 degrees centigrade using low surface temperature radiators. The original radiator specification was unable to maintain these temperatures. Our engineers sourced alternative radiators from specialist suppliers enabling the higher than normal room temperatures to be maintained.
Added value
On instruction of the works we immediately contacted the scheme wardens and maintenance team to discuss the planned works and worked with them to minimise disruption. For the duration of the work the site manager spoke to them daily to address any concerns and provided a weekly look ahead programme at the start of each week detailing planned works and deliveries.
